Why Do Sealed Units Fail?
If you are someone who has experienced sealed units failing and/or condensation forming inbetween the two panes of glass, then you are not alone.
By why does this happen?
Firstly, sealed units have only been around since the 1970s, so no one is 100% sure on how long they'll last, or should last. It has, however been estimated that they should last at least ten years but, probably not last forever.
Secondly, despite recent changes, a unit has traditionally comprised of two pieces of glass and a spacer bar filled with silica, which separates the glass and absorbs the moisture during manufacture. A rubber seal is then placed around the edge of the glass, thus trapping the air inside; sometimes a gas such as argon is used.
The common myth is that inside the glass is a vaccum which is inaccurate, because there would be no volume inside the glass and it would therefore implode.
But What May Have Caused The Unit To Fail Ahead Of Others?
The main reason units fail, is nearly always down to the manufacture or how it's installed; it's not what the home owner has done. Nonetheless, there are occasional circumstances where units can crack on their own accord, which is usually down to different temperatures inside and outside the house. This is especially true in humid rooms like bathrooms and kitchens.
However, there are means of avoiding cracked windows by not placing large surface area items up against the glass. If heat emerges, then it can cause cracks. The air can expand between the glass in the area, and with the combined force of hot glass, it wouldn't be able to take the stress and therefore, give in.
WHAT ARE THE MAIN REASONS FOR UNITS FOGGING OR MISTING UP?
There are five main reasons why glass sealed units fail and that's because units are not designed to be disassembled and therefore must be replaced over time.
1) Incorrect rubber seal
The number one problem for fogged or misted up units is usually, the hot black rubber seal around the edges, being installed incorrectly. The rubber seal is like blocks of tar used for flat roof construction but the hot melted rubber is gunned down the sides of the units, cools and then solidifies. Therefore, if parts are missed, added at the wrong temperature or old stock is used, then chances are the units will become fogged and/or misted up.
A break in the seal, can be the size of a pin hole, but still enough to draw in moisture, depending on the humidity of the air and temperature. However, like a tyre puncture, the problem now exists and moisture will return inside the unit, even if it drys out.
2) Incorrect Packing
A unit may appear solid when first installed but it's very important that packers are used in order to support both panes of glass, even more crucial the large the size of glass. If glass is unsupported then it can slip down 10-15mm the unit, and when this happens it breaks the seal causing the units to mist up.
3) Poor or No Drainage
Poor or not drainage seems like a less obvious cause of failiure and it's generally, not a continuous problem in drier seasons, however frames, uPVC and aluminium are designed to leak. If the unit fails and there's no drainage, the bottom of the glass will sit in water and draws the water into the unit.
It is often misunderstood that the outer rubber seal between the glass and frame is water tight, however the main aim is to keep the most of the water out, and the glass in the frame. Drains are usually located on either the front or underneath the frames, covered by little plastic covers. The type varies, depending on the circumstances but, both can become blocked and lead to water setting in the frame.
4) Movement of Framework
Movement of the framework, can often cause long term effects due to, distortion of the frame. Plastic, in particular will expand and contract by surprising amounts, depending on temperature changes.
A window will often no retract to its original position and/or size and eventually, distortion will occur. If part of the frame touchs and puts pressure on the glass, the seal can break, or will at least crack the glass. If you can hear your conservatory roofs creaking, that's a sign of the framework is moving.
5) Corroded Fixings
Screws can become rusted over time, which will cause them to expand and push into the side of the unit. Larger side screws and bolts can become loose over time, which will also push them into the side of the unit, causing the unit to fail.
Advice!
Attempting to split a unit, clean it and re-seal it again can be more costly in labour terms and the unit is almost certainly going to fail again in the short term. It is therefore wise to just replace the unit in the first place.
